This West Valley Post tracker follows BNSF Railway’s Logistics Park Phoenix project in northwest Maricopa County near Wittmann and Surprise, including construction, land-use approvals, transportation impacts and the timing of the first intermodal phase.
Current status
- First-phase intermodal facility: Under construction. BNSF says construction began in March 2026 on roughly 350 acres of its existing property, beginning with earthwork.
- August 2026 construction update: BNSF reported continued grading and installation of electrical and utility infrastructure, with rail materials being staged ahead of track laying expected in early fall.
- First-phase operations: Expected in early 2027. BNSF’s current project material says the 350-acre intermodal facility is expected to begin operations in early 2027.
- Full project concept: Approximately 4,320 acres. BNSF describes a long-term $3.2 billion campus combining an intermodal terminal, logistics park and rail-served logistics center.
- Location: BNSF places the broader site between roughly 211th Avenue and the 235th Avenue alignment, north of US 60/Grand Avenue and south of State Route 74 in northwest Maricopa County.
- Land-use history: In November 2025, the Maricopa County Board of Supervisors denied a Comprehensive Plan Amendment involving a small portion of the larger BNSF property. BNSF has continued construction on land it says can support the first intermodal phase under its existing rights.
Why the project matters
Logistics Park Phoenix is one of the largest proposed freight and industrial projects in the northwest Valley. Even the initial intermodal phase could shift freight patterns, while the larger buildout would affect land use, truck routing, US 60 and Loop 303 traffic, utilities, employment and the character of communities near Wittmann and north Surprise.

- Track-laying and construction milestones for the 350-acre first phase.
- Whether the early-2027 operations target changes.
- Any new county hearings, zoning actions or legal disputes affecting the larger 4,320-acre concept.
- Permanent access, truck routing and road-improvement commitments.
- Warehouse, logistics-center or tenant announcements beyond the first intermodal facility.
- Public-safety, noise, lighting, drainage and community-impact mitigation.
