Construction has started on the third and largest building at the VT101 industrial campus in Glendale, adding a 463,079-square-foot warehouse near Loop 101 and the city’s sports and entertainment district.

VanTrust Real Estate announced the start of Phase II on Oct. 14. The building is at 6091 N. Ballpark Blvd.

The milestone moves the campus’s remaining building from a marketed future phase into active construction. VanTrust has not announced a tenant or a completion date for the new building.

What is planned for VT101 Phase II

The new cross-dock building is designed with loading areas on opposing sides so trucks can move through a high-volume distribution operation. VanTrust lists these features:

  • 463,079 square feet of Class A industrial space
  • 40-foot clear interior height
  • 100 dock doors
  • 80 trailer parking stalls

Butler Design Group designed the building. VanTrust is marketing the space for logistics or manufacturing users, but its announcement does not identify an occupant. That distinction means the construction start does not represent a new employer commitment.

The developer’s current VT101 property record lists the building as available and in progress.

The campus is now larger than its early public estimate

VT101 occupies 48 acres along Loop 101. Glendale’s 2024 groundbreaking announcement described a three-building industrial park totaling about 750,000 square feet.

The two Phase I buildings contain 153,888 square feet each, according to VanTrust’s current property figures. Adding the new 463,079-square-foot building brings the current combined total to 770,855 square feet, about 20,855 square feet above the early rounded estimate.

The first two buildings were built on a speculative basis, meaning construction moved forward before tenants were secured. VanTrust now says both resulted in transactions after receiving substantial tenant interest, though the company did not name the occupants in the Phase II announcement.

Glendale’s original project announcement said those two buildings would include finished office suites, full HVAC and LED lighting. The city placed the campus next to the wider development around State Farm Stadium, Westgate Entertainment District and new retail and entertainment projects west of Loop 101.

What comes next

The next measurable milestones are vertical construction, tenant leasing and a confirmed delivery date. VanTrust’s Oct. 14 announcement did not provide a construction budget, job estimate or opening schedule.

The absence of those details limits what can be concluded about the project’s immediate employment impact. For now, the verified change is physical: construction has begun on the final and largest building in the three-building campus.
