Construction started Oct. 12 on a four-story, 135-room AC Hotel by Marriott at GSQ in downtown Goodyear, moving a project announced in early 2025 into active construction.
The hotel will overlook the two-acre Civic Square Park near McDowell Road and 150th Drive. The City of Goodyear said Oct. 13 that the property is now expected to open in early 2028 and create approximately 30 permanent jobs.
That schedule is a significant reset. When Goodyear announced the hotel in January 2025, officials projected an opening by the end of 2026. The new target places the expected opening roughly a year or more later. The city’s latest announcement did not state a construction cost or explain the revised timeline.
What is planned
Baywood Hotels is developing the property. Plans call for 135 guest rooms, a lounge and bar, dining options, a business center, an outdoor pool and more than 1,200 square feet of meeting space.
The city describes the hotel as serving business and leisure travelers. Its location beside Civic Square Park also puts it within walking distance of restaurants, offices, city facilities and retail that have opened or are planned across the district.
The Oct. 12 groundbreaking changes the project’s status from announced to under construction. An opening date remains a developer and city projection until construction is completed and the hotel begins accepting guests.
How the hotel fits into GSQ
GSQ covers about 150 acres from Interstate 10 north to Encanto Boulevard and from 150th Drive east to Bullard Avenue. Globe Corporation owns and is developing the land through a public-private partnership with Goodyear.
The district’s first phase opened in August 2022 with City Hall, a two-story library, the park, two parking garages and the GEN1 office building. In May 2026, the city reported that the 103,630-square-foot GEN1 building was fully leased, with tenants spanning health care, higher education, financial services, engineering and flexible office space.
GSQ now includes or has announced a broad mix of restaurants, shops and services. The city’s current downtown roster includes Trader Joe’s, First Watch, Kura Revolving Sushi Bar and Banner Health, along with planned tenants such as Nordstrom Rack, Fogo de Chão and Spinato’s Pizzeria.
For downtown Goodyear, the hotel adds overnight lodging and small-event space to a district that has largely developed around civic, office, dining and retail uses. The next measurable milestones will be vertical construction progress and any further update to the early 2028 opening target.
