Current status
- Festival Ranch Marketplace: Planned. The city says Pederson Group is developing a 114,000-square-foot shopping center at Canyon Springs Boulevard and Sun Valley Parkway, anchored by Safeway.
- Festival-area library and community center: Design and public-input phase. Buckeye has opened a community survey through September 25 and scheduled a September 17 open house at Festival Foothills Elementary School to shape the planning, design and programming of a new north Buckeye library. City capital-project records list CIP 107580 at $20.907 million, with an approximately 10,000-square-foot library planned in Sun City Festival and evaluation of an additional roughly 3,000-square-foot community center. The city currently lists the project timeline as July 2024 through September 2028.
- Verrado Marketplace and The Landing: Expanding. Buckeye’s 2026 State of the City materials identify continued growth around Verrado Marketplace and the 2,100-acre Landing mixed-use area south of I-10.
- Industrial and semiconductor-supply growth: Active. Buckeye highlighted Burlington’s approximately two-million-square-foot distribution center and MayAir, described by the city as its first semiconductor-supply company.
- Capital improvements: Large program underway. Buckeye’s FY 2026-27 budget includes about $297 million for capital improvements, including fire stations, road projects, a public-safety training facility and other growth infrastructure.
- Airport Specific Area Plan: Planning process launched. Buckeye has begun a roughly yearlong planning process for land surrounding Buckeye Municipal Airport, with a study area extending about five miles from the runway. The city’s August 2026 existing-conditions report frames the area as a future regional employment and retail hub and identifies potential industrial, logistics, aerospace, data-center and advanced-manufacturing uses, while also addressing aviation compatibility, infrastructure, floodplains and existing neighborhoods. A public workshop is scheduled for September 23, 2026, at The Landing.
- Victory Fire Station #709: Groundbreaking scheduled. Buckeye has scheduled a groundbreaking ceremony for September 15, 2026, at 20340 W. Indian School Road. City project records list the $17.6 million station as a 15,000-square-foot, three-bay, two-story firehouse on about 1.5 acres at the northwest corner of Indian School Road and Acacia Way, with the project timeline running through summer 2027.
- Downtown Monroe Avenue reconfiguration: Completed. Buckeye finalized the downtown Monroe Avenue restriping project in August 2026 after converting the street to one travel lane in each direction with a continuous center turn lane and curbside parking. City capital-project records list CIP 107920 at about $893,267. The project is intended to reduce turning conflicts, improve access to downtown businesses and create a more pedestrian-friendly street.
- Jackrabbit Trail and I-10 area: Major transportation investment. Buckeye and ADOT are advancing a series of widening, signal and interchange projects intended to support rapidly increasing traffic in the corridor.
- Banner Health Emergency Verrado: Opening expected November 2026. Banner Health says a new freestanding emergency department is scheduled to open at 20751 W. Market St.
Key transportation projects
- Jackrabbit Trail, McDowell Road to Thomas Road: widening underway with completion targeted around fall 2027.
- Verrado Way, Yuma Road to Van Buren Street: widening work scheduled through late 2026.
- Watson Road, Durango Street to Lower Buckeye Road: construction scheduled from fall 2026 into summer 2027.
- Downtown Monroe Avenue: three-lane reconfiguration completed in August 2026.
- Multiple 2028-29 bond projects are planned on Indian School Road, Jackrabbit Trail, Miller Road and Watson Road.
