D.R. Horton buys final 232 Lucero lots in Goodyear

D.R. Horton acquired the final 232 residential lots in Estrella’s Lucero village, with model homes and sales expected in fall 2027.

GOODYEAR, Ariz. D.R. Horton has acquired the final 232 residential lots in Lucero, the newest village within the Estrella master-planned community, completing residential lot sales for that portion of the south Goodyear development.

Harvard Investments announced the transaction Monday, Sept. 14. The lots cover about 90 acres. D.R. Horton expects to open model homes and begin sales in fall 2027, according to the developer.

The sale is a land-development milestone rather than a construction-start announcement. Site work, homebuilding schedules, pricing and individual floor-plan availability remain future steps. The announced program calls for single-story and two-story homes ranging from about 1,300 to 2,400 square feet.

Transaction closed Sept. 3

The deal closed Sept. 3 through Hearthstone, a land-banking company working with D.R. Horton, according to the Phoenix Business Journal, which cited real estate database Vizzda. The reported cash purchase price was $32.712 million, or about $141,000 for each homesite before home construction and other development costs.

Harvard Investments said the purchase completes sales of Lucero’s residential lots. D.R. Horton previously acquired 99 Estrella lots in transactions during 2019 and 2020, the Business Journal reported.

Lucero sits near the entrance to Estrella and includes the community welcome center, Café Bebida and Ladera Park. Other builders already selling in the village include Beazer Homes and Toll Brothers.

What the purchase signals for Estrella

Buying 232 lots at once represents a large commitment by a national homebuilder at a time when builders often phase land purchases to limit risk. The transaction does not guarantee the pace of future construction or sales, but it gives D.R. Horton control of the remaining residential inventory planned for Lucero.

Estrella is a roughly 20,000-acre mixed-use community in Goodyear south of Interstate 10. Harvard Investments says the community is home to more than 8,700 families and includes four villages, schools, parks, lakes and trails.

The acquisition also comes as additional housing and retail move forward in the Estrella area. A Sprouts Farmers Market is planned as the anchor of a future lakeside retail center within the community. Regional access is expected to change as Arizona advances the planned Loop 303 extension south of Interstate 10 toward the future State Route 30 corridor. The extension remains an infrastructure project in development, and its schedule should be tracked separately from D.R. Horton’s homebuilding timeline. Next milestone is a 2027 model opening

The clearest announced milestone is fall 2027, when D.R. Horton expects model homes and sales to begin. The company and developer have not announced home prices, a construction-start date or a neighborhood-by-neighborhood release schedule for the newly acquired lots.

Those details will determine how quickly the 232-home pipeline becomes visible construction and available inventory. Until then, the verified status is that the land transaction has closed and the future home program has been announced.
