A 256-unit apartment community in Avondale is marking its official grand opening Saturday, Nov. 7, adding studio through three-bedroom rentals near 119th Avenue and Fillmore Street.
FLATZ 623, at 11850 W. Fillmore St., is already leasing. Its public grand-opening event is scheduled from 6 to 9 p.m. Saturday, according to the West Valley Regional Chamber of Commerce.
The opening adds another large multifamily property to the Avondale housing market south of Interstate 10. The project is notable for its modular construction: developer Z Modular lists 190 factory-built modules across the community.
What FLATZ 623 includes
Z Modular’s project record lists the development at 360,784 square feet with 256 apartments. The company’s use of factory-built modules refers to its construction system. FLATZ 623 is a permanent apartment community built with modular construction.
The property website lists studio, one-, two- and three-bedroom floor plans. Amenities advertised by the operator include a pool, fitness center, clubhouse, package lockers, dog park and covered parking.
As of Nov. 7, the official leasing site showed one-bedroom base rents from $1,249 to $1,324 a month, with stated total monthly prices of $1,362 to $1,437. Two-bedroom base rents were listed from $1,499 to $1,574, with total monthly prices of $1,612 to $1,687. Three-bedroom base rents ranged from $1,889 to $1,944, with total monthly prices of $2,002 to $2,057.
The leasing site did not display a studio price without contacting the property. Prices and availability can change. The site’s total-monthly figures include required monthly fees but exclude variable charges, optional services and one-time move-in or move-out costs.
Saturday’s grand opening
The chamber’s event listing says Avondale Mayor Mike Pineda is expected to participate in a ribbon cutting. The event also includes a classic-car show and a street fair with more than 20 local vendors.
The project was already leasing before the event, so Nov. 7 marks the ceremonial public opening rather than the date every apartment became available. Individual units may have different availability.
For residents comparing new housing, the opening provides a fresh supply of rental units in Avondale and a current published price point across several unit sizes. The next practical milestone is lease-up, including how quickly the 256 apartments are occupied and whether listed rents or concessions change as that process continues.
