Asante Trails development guide: What’s coming to northwest Surprise

A living guide to Asante Trails at 163rd Avenue and Pat Tillman Boulevard, including confirmed tenants, current applications, HonorHealth, housing, Gateway to Asante and nearby infrastructure.

Asante Trails is becoming one of the most important commercial and mixed-use projects in northwest Surprise, bringing grocery, restaurants, services, housing and a future healthcare campus to a part of the city where residential growth has moved faster than retail development.

The project is centered on the southwest corner of 163rd Avenue and Pat Tillman Boulevard, between the Asante neighborhoods and US 60/Grand Avenue. It is also part of a larger emerging commercial corridor that includes Fry’s Marketplace across 163rd Avenue, the separate Gateway to Asante project near Pinnacle Peak Road, additional applications farther north and major transportation investments intended to improve access to Loop 303.

This is a living West Valley Post guide. Development plans change, so the sections below separate businesses and uses that have been announced or documented from projects that are still in planning or review.

Asante Trails at a glance

  • Location: Primarily southwest of 163rd Avenue and Pat Tillman Boulevard in northwest Surprise, extending south toward US 60/Grand Avenue.
  • Overall concept: Mixed-use development with retail and commercial space, housing and healthcare/employment uses.
  • Current scale: A 2026 Maricopa Association of Governments corridor study describes Asante Trails as a roughly 90-acre mixed-use project. Earlier planning and developer materials have used figures around 90 to 101 acres as parcels, phases and descriptions evolved.
  • Commercial developer: SimonCRE controls a major commercial portion. SimonCRE describes Asante Trails as a multi-phase, 44-acre mixed-use project.
  • Residential component: Plans have included approximately 282 rental cottage homes.
  • Healthcare component: HonorHealth acquired approximately 20 acres for a future hospital campus. A 2026 MAG study continues to identify future construction of the HonorHealth campus as part of Asante Trails.
  • Initial retail openings: The City of Surprise said in its Winter 2026 Progress Magazine that the first Asante Trails businesses were expected to begin opening near the end of 2026.

What is actually planned at Asante Trails?

Asante Trails began as a much larger commercial area within the Asante Planned Area Development. Surprise City Council later approved changes allowing a broader mixed-use program. The result is a project with several distinct pieces rather than a single shopping center.

The city described more than 75 acres near the southwest corner of 163rd Avenue and Pat Tillman Boulevard as a mix of retail and commercial development in its Fall 2023 Progress Magazine, with another residential component planned as single-story rental cottages. Current commercial leasing material for Asante Trails describes C-2 and C-3 commercial zoning and a mix of retail, commercial, hospital/medical office uses and approximately 282 rental cottages.

The 2026 MAG US 60 corridor study provides an important current government reference point. It describes Asante Trails as a 90-acre mixed-use project expected to include commercial, office, entertainment, medical and regional shopping services. The same study says the future HonorHealth hospital campus is expected to occupy about 20 acres and include medical offices, retail and hotel space.

That distinction matters. Renderings and leasing plans show a possible buildout, but they should not be read as a promise that every depicted building, tenant or use will be constructed exactly as shown.

Retail and restaurants: confirmed and publicly identified names

The City of Surprise’s Fall 2025 Progress Magazine listed the following businesses under Asante/Asante Trails at Pat Tillman Boulevard and 163rd Avenue: Academy Bank, Baskin-Robbins, Circle K, Clean Freak Car Wash, Dip Nail Bar, Farmer Boys, First Watch, Heartland Dental, Jimmy John’s, Sprouts, Thai Chili and Valvoline Oil Change.

That city list expanded on an earlier SimonCRE announcement. In January 2025, SimonCRE said its first phase represented an initial $50 million investment and about 50,000 square feet of shops. At the time, SimonCRE identified Farmer Boys, Jimmy John’s, Baskin-Robbins, Circle K, Dip Nail Bar, Heartland Dental and Clean Freak Car Wash among the first tenants.

By Winter 2026, Surprise said construction was progressing and that first business openings were expected near the end of 2026, specifically naming Baskin-Robbins, Farmer Boys, Sprouts and Thai Chili among the businesses on the way.

Opening dates can move. West Valley Post will treat a tenant announcement, planning approval, construction start and actual opening as separate milestones.

Newer applications: Chipotle, Brake Masters, Chase and EōS

Planning records show the tenant mix continuing to evolve in 2026.

Chipotle: The Surprise Planning and Zoning Commission considered case FS25-0682 for a Chipotle with a drive-through at the southwest corner of 163rd Avenue and Pat Tillman Boulevard. Planning materials described a roughly 2,457-square-foot restaurant on a 1.17-acre parcel within the Asante Trails commerce center. The commission approved the conditional-use permit with stipulations in May 2026.

Farmer Boys: Farmer Boys also received Planning and Zoning Commission approval for a drive-through restaurant in the Asante Trails commerce center in May 2026.

Brake Masters: Planning records in 2026 identified a proposed roughly 5,400-square-foot Brake Masters facility within Asante Trails. The proposal was reviewed as a minor vehicle-repair use, with work to occur inside the building.

Chase Bank: Surprise’s September 1, 2026 active-project report lists case FS26-0214 for Chase Bank at Pat Tillman Boulevard and 163rd Avenue. Its presence in the active-project report establishes a project under city review, not an opening date.

EōS Fitness: The same city report lists case FS26-0366 for “Asante Trails Lot 3 – EOS” at 24900 N. 163rd Avenue. A city public-meeting notice schedules the case for Planning and Zoning Commission consideration on September 22, 2026. Until that review occurs, West Valley Post is treating EōS as an application under review rather than a final construction or opening commitment.

HonorHealth’s future Asante campus

The healthcare component could ultimately be one of the most consequential pieces of the project.

In January 2024, GTIS Partners and Clyde Capital announced a $250 million mixed-use development program at Asante Trails and said HonorHealth had purchased 20 acres. The announcement described the land as an opportunity for healthcare services serving the growing community.

The project has remained in regional planning documents. MAG’s 2026 US 60 corridor study says future construction of the HonorHealth Hospital Campus is expected to occupy approximately 20 acres in Asante Trails, with medical offices, retail and hotel space also envisioned.

West Valley Post has not found a current HonorHealth announcement establishing a hospital construction start or opening date. For that reason, this guide classifies the campus as future/planned, not under construction. A future site plan, permit, groundbreaking or construction contract would be a major status change.

The 282-home residential component

Asante Trails also includes a residential piece that helps explain the mixed-use designation. Development announcements have described a build-to-rent community of approximately 282 single-story homes, including detached and duplex-style residences with one to three bedrooms.

Commercial leasing material continues to reference approximately 282 rental cottage homes as part of the overall Asante Trails mix. Readers should distinguish this component from the much larger surrounding Asante master-planned community, which contains thousands of existing and planned homes.

How to view the current Asante Trails marketing plans

Commercial leasing packages are useful because they show current parcel layouts, access points, available pads and the developer’s working tenant plan. They are marketing documents, however, so they can change and should not be treated as city approvals by themselves.

For Asante Trails Phase 1 / Lot 2, the durable Crexi property page includes a View Brochure button. The listing identifies the property as the southwest corner of Pat Tillman Boulevard and 163rd Avenue and describes the larger mixed-use program. West Valley Post links to the property page rather than the generated brochure file because generated PDF links can expire.

The same property is also marketed through SRS Real Estate Partners’ Asante Trails listing, which provides current leasing material and aerial/site-plan imagery.

Gateway to Asante is a separate project across the corridor

Another development residents will see associated with the same growth area is Gateway to Asante. It should not be confused with SimonCRE’s Asante Trails project.

Evergreen Devco identifies Gateway to Asante at the southeast corner of 163rd Avenue and Pinnacle Peak Road. Evergreen describes it as a planned 7-acre grocery-anchored shopping center with retail pads available. Its project page also says future access improvements are expected to connect Pinnacle Peak Road toward Loop 303.

Readers can use Evergreen’s Gateway to Asante project page to view the current project information and select the marketing-brochure download. Linking to Evergreen’s permanent project page should remain more reliable than linking directly to a generated brochure file.

The larger 163rd Avenue commercial corridor

Asante Trails is increasingly important because it is developing at the same time as the surrounding transportation and residential network.

Across 163rd Avenue, Fry’s Marketplace already anchors a growing commercial area. Farther north, Surprise’s September 2026 active-project report lists additional commercial applications along 163rd Avenue, including Panda Express near Pinnacle Peak Road and two QuikTrip site-plan cases, one at the southwest corner of Happy Valley Road and 163rd Avenue and another near Country Club Terrace and 163rd Avenue. Those QuikTrip entries are applications under review and should not yet be treated as confirmed openings.

The city is also widening 163rd Avenue north of Happy Valley Road toward Jomax Road. The project is designed to create three lanes in each direction and improve the Jomax intersection, with fall 2027 listed as the estimated completion. South of Happy Valley Road, the city says the 163rd Avenue improvements to US 60 are complete.

Longer term, the Loop 303/155th Avenue interchange and connector project is in final design, with construction anticipated in 2028. The project is intended to create another freeway access point for northwest Surprise and includes improvements along Pinnacle Peak Road between 163rd and 155th avenues.

Those transportation projects help explain why the Asante area is attracting retail and services now. The customer base is growing while the road network is being expanded to serve a part of Surprise that historically depended heavily on 163rd Avenue and the US 60/Loop 303 connection.
