EōS seeks outdoor workout area at Asante Trails in Surprise

EōS Fitness is seeking city approval for an outdoor workout area at its planned Asante Trails gym near 163rd Avenue and Pat Tillman Boulevard.

EōS Fitness is seeking city approval to add an outdoor workout area to its planned gym at Asante Trails in north Surprise, adding a new detail to a project already moving through the city’s development-review process.

The request is tied to case FS26-0366, identified by the city as “Asante Trails Lot 3 – EOS” at the southwest corner of Pat Tillman Boulevard and 163rd Avenue. A City of Surprise public-meeting notice lists the case for a neighborhood meeting at 6 p.m. Sept. 22 at Asante Library, 16755 W. Vereda Solana Drive.

The Surprise Independent first reported the outdoor component, describing the application as a request for a conditional-use permit for an outdoor accessory use. The meeting is part of the review process and does not mean the outdoor area has been approved.

The outdoor request is a separate approval step

City records add an important distinction to the new request. Surprise’s projects-considered-for-approval report shows that a separate Asante Lot 3 case, FS25-0999, received administrative approval on April 10, 2026. That earlier action covered the underlying Lot 3 development record. The newer FS26-0366 case is the additional review associated with EōS and its proposed outdoor accessory use.

In other words, the Sept. 22 process should not be read as the city deciding whether the entire Asante Trails Lot 3 commercial plan can exist. The narrower question now moving through review is the EōS proposal that includes outdoor exercise space.

Current SRS leasing material provides another layer of context. It identifies the Lot 3 site as about 15.18 acres and shows EōS Fitness as a signed tenant for 40,000 square feet, alongside a 22,967-square-foot Sprouts and a signed Chase Bank lease. Leasing plans are marketing documents and can change, but they help place the gym within the larger commercial layout rather than treating it as a stand-alone project.

What EōS is proposing at Asante Trails

The planned gym is part of the growing Asante Trails commercial center at 163rd Avenue and Pat Tillman Boulevard. Surprise’s project records list the EōS case at 24900 N. 163rd Avenue.

The newly surfaced request concerns an outdoor fitness component. EōS markets similar spaces as “The Backyard,” a dedicated outdoor workout area with equipment for functional and strength training. The company’s amenities page describes The Backyard as an outdoor space using equipment such as weight plates and tires.

EōS’ own growth and renovation page shows how substantial the amenity can be at some locations. For a planned Backyard addition in Hawaiian Gardens, California, EōS lists an investment of more than $200,000 and equipment including Olympic lifting platforms, squat racks, dumbbell racks, benches and a turf functional-training area. That is useful context for the concept, but it is not evidence that the Surprise location will receive the same equipment, layout or investment. Those details remain to be established in the Asante Trails case documents.

Exactly what equipment, enclosure, operating conditions or other site details would apply at the Asante Trails location will depend on the plans and conditions reviewed through the city process. West Valley Post is not treating the outdoor area as approved until the city completes the applicable review.

A fourth EōS location in Surprise

EōS already operates three Surprise gyms, including locations on Bell Road, Litchfield Road and Cactus Road near Loop 303. The company’s July 2026 expansion update lists the State Route 303 and Cactus Road gym among nine locations it opened during the second quarter.

The Asante Trails project would extend the chain farther north as residential and commercial construction continues along the 163rd Avenue corridor.

It also adds another confirmed commercial user to Asante Trails. Leasing material has identified Sprouts and Chase Bank alongside EōS, while city records have documented additional projects including Chipotle, Farmer Boys and Brake Masters.

What happens next

The Sept. 22 neighborhood meeting gives nearby residents an opportunity to learn about the request before the city completes its review. Any later approval should be treated as a separate milestone from the neighborhood meeting itself.

The underlying EōS gym is farther along than the newly reported outdoor-use request. Asante Trails leasing material identifies EōS as a signed tenant, while the city’s current public notice identifies FS26-0366 for the Sept. 22 meeting. Neither establishes a construction completion date or opening date for the gym.

This story will be updated when Surprise posts a decision or additional substantive planning documents for the outdoor-use request.
